CHECK YOUR DECEMBER ELECTRIC BILLS

Many thanks to our REGENCY REPORTER (Terrific Paper) for printing the information dealing with our Electric Bills.  Our current supply contract with South Jersey Energy ends December 2019 and CONSTELLATION NEW ENERGY under the MTCEA takes over.  Supposedly we should be saving about 10% on our electric bills this Winter.

For those who have SOUTH JERSEY ENERGY, you don’t have to do anything.  You will automatically be transferred to the new company.  For those who don’t see South Jersey Energy, call the person on the attached article.  Remember, JCP&L will still send you the bills but make sure you see that the supplier on the bill is CONSTELLATION NEW ENERGY.

One thing I am not sure about is if you are a new resident, are you added to JCP&L or are you added to CONSTELLATION NEW ENERGY.  I would suggest you find out.

MEDICARE ADVANTAGE

I received a call from Jules Weissman regarding Medicare Advantage.  Honestly, after seeing all the ads on television, it seems that maybe this program is better than what some of us might currently have.

Jules wanted someone to call him if they knew the good and the bad about this program.  However, it might be better if someone who knows about these programs writes something so that I can put it in my email.  If we could save money without giving up any of our current benefits, well this is what we would all like to know

RESPONSE FROM RESIDENT

Having worked in the healthcare field for over 20 years I thought I might be able to give some indication of the difference between Medicare Advantage plans and regular Medicare A and B  plus a supplement (Medigap plus part D, the prescription plan). This information is also included in the Medicare Booklet that should have been mailed and received within the last few weeks.
Essentially, a “Managed Medicare” or “Medicare Advantage” option is through an insurance company and is often a comprehensive plan that could include many benefits, like prescriptions, eye glasses and other things not typically included in basic Medicare. The premiums vary and need to be checked out for every plan being considered. The main consideration, besides the cost, is that you are now working through an insurance company directly and will need to select only doctors and hospitals that participate with them. You also need approval through that insurance company for any procedures or treatments, in or out patient, as well as length of hospital stays, that are recommended. If you switch from regular Medicare to these plans and later want to return, while there are no preconditions that will prevent you from returning to Medicare, there is no guarantee you will qualify for any supplement, ie. Medigap plans, with those pre-existing conditions without some waiting period, restrictions or at all.
While not every doctor, hospital or medical facility participates with regular Medicare, it is quite widely accepted throughout most places in the country. The benefits are not unlimited but the rules and guidelines are universally known by all of the participants so no pre-approval would be needed except in very unusual cases.
Hope this helps. People need to do their due diligence to select which type of plan would be best for them.

RESIDENT SPOKE WITH THE HEAD OF THE TOWNSHIP’S PLANNING BOARD

I just got off the phone with Robert Hudak, head of our  township planning board.   I called him to get clarification on some of the rumors circulating in our community.  He was very nice and patient as he explained several things to me.  Here is what I learned:

The Mounts Mill big project: JSM is building Monroe Park on 3 corners.  Lennar is building 522 units on the N. E. corner.  However, they have a stop work order on any units that do not already have a C.O., until a certain percentage of their  40 affordable housing units are built.  Lennar is  working on building those units now, according to their own time line.  However,  construction on the small commercial space being built by JSM, road and other site improvements can continue. Presently, there are no plans before the planning board on the other 2 corners.  There was talk of developing the N.E. corner as a commercial entity, but again, no plans have come before the planning board.
On Spotswood Englishtown Rd., COUNTRYSIDE will be built and has all the approvals.  It will consist of 266 units, including rentals, condos, and townhouse.  All units will be 1 or 2 bedrooms.  It must also have some affordable housing in it.  When construction will start and how long it will take, again is on the builders own timetable.
Near the senior center and on Applegarth Road large developments with large home are being built.  These projects were approved years ago and those approvals are still valid.  The builders chose at this time to develop them.  There is no legal recourse to stop them.
It is though much negotiation with the state that Monroe Twp was able to thwart the building of more large homes, even after being sued by some builders.   Instead  we were able negotiate to build these 1 and 2  bedroom units, which will not be as child friendly, as well as, continue to fulfill our state mandated affordable housing responsibility.  As our population increases, so does our affordable housing responsibility.  It is against the law in N.J. to require developers to build schools or improve the roads.  Yes, there will be a significant increase in  Monroe Twp. population.  Working within the law, our Township officials are trying to negotiate a fair solution to the many problems that come to a township undergoing major growth.
(I KNOW I MIGHT GET SOME FEEDBACK ON THE ABOVE INFORMATION.  I WILL PRINT YOUR RESPONSE(S)  I PROVIDED IT IS FACTUAL AND NON OFFENSIVE.  I TRUST THAT WHEN RESIDENTS SEND ME THEIR RESPONSES THAT THEY ARE PROVIDING ME WITH FACTUAL INFORMATION.  IF YOU FEEL THEY AREN’T, PLEASE SEND ME WHAT YOU FEEL  SHOULD BE CHANGED.  I HAVE TO ADMIT, LEARNING SOME OF THE THINGS OUTLINED IN ALL THE EMAILS, WELL, IT WAS ENLIGHTENING SINCE I DIDN’T KNOW MANY OF THE THINGS THAT WERE WRITTEN)
RESIDENT RESPONSE
As per your last community e-mail, here are some facts.
The State Supreme Courts Mt. Laurel Decision brought by the NAACP, forced the State to set obligations for affordable housing in towns like Monroe Twp.
NOTE TODAY; ONLY 20% OF THE TOTAL UNITS MUST BE AFFORDABLE 80% CAN BE SOLD AT FULL MARKET RATE!
So if our obligation, which has been reduced in recent years is 1,100 units, we would have to build 5,500 units. These could be families or seniors. Unfortunately in Monroe Twp most are families, leading to our badly over-crowded schools.
Affordable housing is not Section 8 or inner-city poor housing, it is a certain percentage below the average income of a town.
As far as the MT Master Plan; In Mayor Pucci’s last year he instructed then Council President Tamburro to head the Town’s Master Plan Committee to review our Town’s Master Plan and change zoning of some areas from Lt. Industrial to Overlay Zones (Residential housing with a small percentage of commercial). Note Monroe Parke, The Gables and DR Horton’s development on Applegarth & RT33. Once these changes were made the builders came out and filed applications for mostly large family communities, using the reason that they ARE HELPING THE TOWN MEET IT’S AFFORDABLE HOUSING APPLICATION. The Gables is an over 55 community.
NOTE: The same parent company of Edgewood Properties working with Lennar to develop Monroe Parke near Regency, has been approved for an 900 unit community on Perrineville Road and RT33 around the Make-a-Wish Castle. 800 will be families & 100 will be seniors!
And now you will have the development on Spotswood-Englishtown Road & Rt522, over 250 more units. I was originally told that this would be an age preferred development, (NOT AGE RESTRICTED)They state 1 & 2 bedroom units, I doubt it! Wait until they file their preliminary & final applications, most would be 3 bedroom units.
Mark Klein

RESIDENT RESPONSE

Th4 Affordable Housing formula for Monroe Twp is set in stone and will not change re any population growth. The Township, contrary to what was stated, can do little to offset the surge on expenses related to this growth. This surge in development is caused exclusively by the aggressive Master Plan

ANOTHER SUCCESSFUL KIDNEY WALK

On an overcast November 10, several thousand walkers marched across the Brooklyn Bridge from NYC City Hall, to advertise the need for funding to help fight kidney disease.  Overall, this year the Walk helped raise over $1 million. Team Paul did our part, bringing in over $25,000 once again.  In the past 4 years, we have raised almost $100,000.
We want to express our appreciation to all of our friends and neighbors here at Regency who contributed donations to the fight against kidney disease.  As our family became involved with this fight, we have learned how many others face similar battles within their own families. Thank you for your help and we hope we can reach out to you again next year, for the 2020 Kidney Walk.
Sincerely,
Ira and Caryl Cohen

The Regency Ethnic Restaurant Eat Around (EREA) To Celebrate The Lunar New Year At Crown Palace Restaurant

Marty Feldman

We will be having a ‘Classical, Asian Style Banquet’ at the Crown Palace Chinese Restaurant in Marlboro NJ.

I have met with the management of the restaurant and we have reserved January 19th, 2020 for our dinner. It will be a multi-course traditional Chinese banquet and will include meat, fowl, and seafood, no substitutions. The restaurant is licensed; therefore for those desiring other than tea, there will be a cash bar.

For those not familiar with a traditional Chinese Banquet, it is simply a celebratory dinner with foods served family style around a round table with a large ‘Lazy Susan’ for easy sharing.

If you wish to participate I will need your commitment as soon as possible.Tables will accommodate 10-12 people, only. Therefore groups should let me know about requests for seating.

Remember, there is no membership fee, and no commitment to any dinner other than the one you want to go to

The dinner cost including tax and tip is $49.00 per person; $98 per couple with checks made out to me. We have had a dinner here previously and everyone enjoyed the food, ambience, and service. Please call me if you have any questions.

Golfers Wanted

For the past 15 or 16 years, Regency has had a group of golfers playing at The Meadows at Middlesex (a county course) in Plainsboro. For many of those years, the group was managed by your emailer and we had as many as 64 golfers playing every Wednesday from May through October. I’m not sure if it’s related to the fact that Ron is no longer part of the group, but in recent years participation has decreased significantly. This past season we rarely had more than 20-24 golfers on most Wednesdays. The course has been in very good condition and many improvements have been made since the county brought Billy Casper Golf in to manage the facility. To make things interesting, we have two closest to the pin contests (2nd and 6th holes) each week. To make it fair for golfers of all abilities, you can only win twice per season. Unless we add a significant number of new (or returning) golfers, we may not be able to continue with these contests. We have golfers of all abilities, and we’re out there to get a little exercise and have a little fun. If anyone is interested in joining us, please contact Bob Isaacs (bob@bobisaacs.net) and sign up for next season.
