I received many comments both on my website and from residents sending me emails. It was certainly unanimous that residents agreed with what I wrote about our sidewalks and streets. Now we wait for a response from the HOA.

I would like to comment on one other issue. COMMUNICATIONS! I have been told that if residents want to learn what is happening in Regency, they should attend meetings. My answer is simple. Not every resident can attend meetings and by just the numbers that do, the majority doesn’t. So I heard a meeting was held yesterday and maybe ¾ of Regency wasn’t present. In the winter, when snowbirds go to their snowbird locations, meetings have even smaller numbers. So here is what I propose:

You have a meeting, take minutes. Then send your minutes out in an email. Don’t expect residents to go to your website to search for minutes because I even find it difficult to find things. All minutes from all the meetings should be sent out within a reasonable time (let’s say 3 weeks). This is because I sometimes see Board minutes added to the website months later.
If we look at the HOA Website and just zero in on BOARD MINUTES (NOT SUBCOMMITTEES) the last Board Meeting minutes is dated 11/09/16. That’s over 8 months since the last Board Meeting was posted.

Your email system has over 1300 addresses and your meetings may just have 200 residents, so which way would be the best way of getting residents to know what is happening? I have sent out many emails from my HOA EMAILER each week and it takes no time to do it. I know that 100% of our residents would want this to be done. So now that we have almost a new Board, let’s do it!

I know our HOA Email system is having problems in dropping email addresses off the list so I will even volunteer to take whatever message you are sending out and send it out through my MAILCHIMP List which is very complete.

SENIOR PROPERTY TAX FREEZE – STATE OF NEW JERSEY

I’ve been asked about the program I wrote about a few months ago – THE STATE’S SENIOR PROPERTY TAX FREEZE that you apply for to the State. I am happy to say that they extended the deadline date for filing the application until October 18, 2017

Now here are the requirements to be eligible

1. Must live in NJ for the past 11 years and in your current home for 3 years.
2. You cannot show income on your tax returns for 2015 and 2016 that is greater than $70,000 for each year
3. I believe besides being a senior, you can also apply if are disabled

NOTE: SOME QUESTIONS I RECEIVED DEALT WITH THE INCOME LEVEL OF $70,000. HERE IS WHAT I FOUND;

N OTE : The State Budget has set the following qualifications for Senior Freeze  payments: Applicants are eligible if their income did not exceed $87,007
for 2015 and $70,000 for 2016, as long as they meet all other requirements.

Applicants whose income was over $70,000 but was $87,007 or less can  establish their eligibility for future reimbursements by filing an application
by the due date. Applying also ensures the Division will mail them  applications next year.

He will ask some of the above questions and determine if you are eligible. He will send you a booklet with forms. You are to fill out the PTR1 form and the PTR1A form you will bring to the Township to have the tax collector fill this out. Then you mail both forms and hopefully you will never again receive any property tax increases.

I would suggest you make the effort to do it if you meet the eligibility requirements. This can save you LOTS of money especially when we start building new schools.

NOTE: IN GOING OVER MY 2015 AND 2016 TAXES I NOTICED THAT WHEN IT COMES TO SOCIAL SECURITY INCOME ON LINE 20A (FEDERAL TAX FORM) IS THE TOTAL, BUT LINE 20B IS THE TAXABLE AMOUNT WHICH I BELIEVE IS THE AMOUNT THAT COUNTS TOWARDS TOTAL INCOME BECAUSE LINE 22 SAYS “THIS IS YOUR TOTAL INCOME”SO I BELIEVE YOU USE THIS AMOUNT WHEN FILLING OUT YOUR TAX FREEZE FORMS. IF YOU DO, THEN MANY OF YOU MIGHT QUALIFY FOR THE PROPERTY TAX FREEZE. IF I AM WRONG, OH WELL! WHEN I GET THE FORM I WILL SEE IF THEY ASK FOR THE AMOUNT ON LINE 22

Here is what another resident told me when he called the property freeze hotling:

1, you have to have been born 1950 or before

2, your income including social security for for 2016 and 2017 not exceed $87,000per year

3, you have TO HAVE LIVED IN N.J. SINCE 2005 or before.

REGENCY ALERT – MOSS ON ROOF SHINGLES

Resident message:

I wish to alert you to the fact that my home along with others on my street (Tamarack) have moss growing on the north-facing roof planes. After a bit of internet research, my neighbor found that if allowed to exist the shingles can curl and possibly blow off during a heavy wind situation. Also, over time, the roof will become unsightly. Since this is on at least 4 houses on our street…we did a quick inspection of the houses immediately visible from our yard, I would think that it is present on many homes in Regency. I am including a piece of the internet article that Mark found as to this problem for your information.

With this possibly being wide-spread, is there some action that the HOA can take to assist the homeowners with rectifying this problem?

Moss is a non-vascular plant that obtains water through its leaves, unlike most plants that gather water through its root system. Moss must therefore have a moist environment to survive. In North America, moss tends to grow on north facing roof planes that receive less direct sunlight and stay damp longer than south facing planes. Overhanging tree branches provide additional shade and drop debris on the roof that further holds in moisture and acts as a food source for moss.

Moss spores may also be carried by wind or animals and can easily spread throughout neighborhoods. Unlike algae, moss can be detrimental to asphalt shingle performance. Moss can cause the leading edges of the shingles to lift or curl, which increases the risk of shingle blow-off during wind events. In severe cases, moss build-up can cause lateral water movement resulting in moisture damage to the roof deck or may even cause leaks.

The Regency men’s golf team has returned the trophy where it belongs. The streak of 4 straight years was broken last year and has started anew. The team took first place in this year’s competition, along with several other awards (in parenthesis).
